    Are We There Yet?

    Are We There Yet?

APRIL, 2009 SANIBEL ISLAND: The million dollar question is, “Have we hit the bottom of the real estate market”? The answer is no, not yet. For three years now, we on Sanibel & Captiva Islands have always said we were insulated from the “Real World” across the bridge. We never had the same spike in prices as they did in Fort Myers or Cape Coral because it has always been cost prohibitive for most buyers of Florida real estate to purchase here. Consequently, we have not seen the same proportionate drop in prices during the downturn. In other words, the values have been maintained better on the islands, and the risk is safer here. The problem is someone forgot to tell the buyers.

Real Estate Sales - It's Better on the Islands

Real Estate Sales - It's Better on the Islands

The national and even local press continually reminds us that the real estate market is suffering and could get worse before it gets better. To make matters even worse, election years have historically been slow for real estate due to the uncertainty of tax ramifications. Throw in a war and rising gas prices, and you have the making for a very tough year in real estate. On Sanibel & Captiva Islands, however, we are having a positive “rebound” year with many sales.

These buyers are remaining unemotional during their search for a property in their price range. The other type of buyer in today’s market is also driven by the advantages of purchasing their “dream property” in a market that favors their timing. The major difference between these two buyers is their emotional attachment to the property.

    The Sanibel Stalemate

    The Sanibel Stalemate

What’s going on with Sanibel’s real estate market? When you combine sellers who don’t need to sell with buyers who don’t need to buy, an interesting dynamic is created. Our unique market has more “wait and see” buyers then in recent past years. There are four major factors contributing to this stalemate: overall perceptions about the nationwide economy, and concerns about local property taxes, insurance rates and a large inventory.
