    Working with Buyers

    As I get prepared to show property to prospective buyers, many thoughts run through my mind. A Realtor can never be too prepared for a client who is ready to make one of his biggest investments ever. I can only liken the preparation involved to walking onto the mat in high school to wrestle the state champion or walking on stage opening night with the lead part in the musical Annie. Yes, I did have the leading role since no one else in my high school, The Gilman School (for boys), would accept the part! While the cliché for buyers may be “location, location, location”, for Realtors it is “information, information, information”.

    What’s Going On With the Real Estate Market?

    Since my last article, I have been sitting in my cubby hole waiting for my business cards and blank contracts to be delivered so I could get back to work. They took longer than expected because the printer said he has been extremely busy printing “For Sale” signs for other clients. Nevertheless, I am now fully prepared to go out and take the real estate world by storm. But where are all of the buyers? And what happened to our real estate market in the past six months?

    Top VIP Honors go to Eric Pfeifer

    Eric Pfeifer was awarded VIP’s top Sales Associate for 2005. Not only did Eric finish the year as Sanibel and Captiva’s number one VIP sales associate but he was also the top real estate agent for all 5 VIP offices throughout Southwest Florida! Eric also won two more company wide awards for marketing excellence by a sales associate. He earned one marketing excellence award for representing more buyers than any other Southwest Florida VIP agent and another award for performing the most real estate transactions as a sales associate company wide in 2005.

    If I had a nickel for every time I’m asked about a real estate bubble, I would have a lot of nickels. Now more then ever, investors in Southwest Florida are getting concerned that our market is due for an adjustment. Double digit appreciation cannot continue forever, and the sky may be falling. Or is it? If we look at some of the statistics regarding Sanibel & Captiva real estate, I think we can all rest assured that owning property on these world renowned barrier islands will always be a good long term investment.

    So What's it Worth?

    So You may recall from my last article, that I am back in my cubby hole deciding whether to try another open house or wait patiently for my new business cards which will supposedly be delivered in the next two to four weeks. Two out of three wins it, and I am heading back to the trenches to meet more buyers. This time, however, I am arming myself with the newest version of the Land Development Code and the minutes of the last 10 Planning Commission meetings. As I drag the suitcase towards the office door, I hear music to my ears; my desk phone is ringing. As I answer the phone, I am introduced to one of the nicest persons I have ever met in my life, a potential seller. She asked if I could come to her house tomorrow at 3:00 PM to talk about listing her house. So excited about my first listing, I hang up the phone and realize that I forgot to get her name and address. Thank goodness for Caller ID.

    I am honored to have been asked by the Island Reporter to write a Real Estate column on a bi-weekly basis. Rene Severance asked me not to write a standard article with facts and figures coming straight from the Internet. Rather, he said he was looking for a unique view of the Real Estate World on Sanibel & Captiva Islands.

    Since getting into this roller coaster ride of a business just over four years ago, I have constantly been asked how one gets started selling real estate. Specifically, with over 300 agents selling real estate on these two barrier islands, how could one possibly break into this market.
