PROTECT YOUR REAL ESTATE INVESTMENT WITH INSPECTIONS. Three types of real estate inspections are typically done when a Sanibel, Captiva, or Fort Myers condo or home for sale goes under contract. While there are many different types of inspections throughout the country, these are the most common in our Southwest Florida real estate market with respect to our location and environment.

Typical Southwest Florida Property Inspections Include:

General Home Inspection This covers three major areas of the home, condo or building for sale: Structural, Electrical and Mechanical. A general home inspection addresses the following:

  • Appliances
  • Electrical systems
  • Plumping pipes and fixtures
  • Air conditioning and heating systems
  • Structure
  • Roof
  • Pool & Spa
  • Well
  • Sea Wall

Termite Inspection Due to the sub-tropical climate in Southwest Florida, termites and other wood-destroying organisms such as carpenter ants and powder post beetles can be active year around and we strongly recommend a termite inspection be done before purchasing a property. If found, termites can be addressed effectively by several methods. Many local companies offer termite inspections with yearly guarantees. INTERESTING FACT: In some cases, termites are brought into the home by accident. They can be on a piece of scrap lumber used for a project, or in a newly acquired antique piece of furniture or exotic wooden item. Just keep in mind....termites can be treated.

Mold Inspection This test identifies any types of mold present and if they are elevated levels. Mold inspections measure interior spore counts compared to the naturally occurring counts outside. Elevated spore counts are indicators of other potential problems such as leaks from roofs, windows or plumbing. INTERESTING FACT: Mold is found everywhere around the world, both inside and outside.
